Minimum Investment Thresholds:

€250,000 → Only for specific remote regions or under special exemptions (e.g., listed buildings under restoration with specific use)

€400,000 → Most urban areas, outside high-demand zones, for residential properties

€800,000 → High-demand areas like central Athens, southern suburbs, Mykonos, Santorini, Thessaloniki center, etc.

Usage Restrictions:

Investment properties cannot be rented short-term (e.g., Airbnb) in areas under the €400K and €800K scheme

Properties under the €250K exemption often have a mandatory restoration clause or limited use for personal stay only

Minimum Property Size:

For most applications, properties must be at least 120 sq.m. or more

Exceptions may apply in listed buildings under preservation or multi-property acquisitions forming a single legal unit.
